NOTICE TO DESIGNERS

The University of Maine, Orono, Maine desires to procure design and engineering services, and construction administration services for the following project:
STEWART
NEW MEDIA/ART COMPLEX
The project, supported in part by the Maine Technology
Institute (MTI) through a Maine Technology Asset Fund grant and located on the
University of Maine campus in Orono, Maine, will consist of a renovation and addition to Stewart Commons
to accommodate the New
Media Innovation, Research, and Development Center (NMIRDC) including Audio, Video, Rapid Prototyping,
and Computer Production, and to provide studio spaces for the Department of Art
including Painting, Drawing, Printmaking, Photography, and 3-D Design. Space allocations for the New Media and the
Art programs are estimated to be 11,000 square feet and 21,000 square feet,
respectively.
The NMIRDC at UMaine
program will share common spaces with the Studio Art programs – critique rooms,
restrooms, conference rooms, break rooms, and the like – but will be considered
an addition to/expansion of Stewart Commons.
The physical spaces for New Media will include a High Performance Media Production
Computing Cluster, a Prototyping Production Studio and Laboratory, Audio Production
Facilities and Recording Studio, Black Box Production and Installation Prototyping
Spaces, a Digital Archiving Equipment and Network Support Server Room, Technical
Information Design Classroom/Laboratory, office and meeting spaces, and Advanced
Graduate Student Laboratories.
The physical spaces for Art will include Painting
Studios, Drawing Studios, a Printmaking Studio, a 3-D Design
Studio, Film and Print Processing Rooms, a Digital Photo Laboratory, Darkrooms,
Faculty Research Spaces, and office and support spaces.
Stewart Commons was built in 1963 as a dining
facility. It was vacated in 2006 when the
University consolidated its Dining Services facilities. A study conducted in 2008 concluded that the
building is structurally sound but is in need of improvements to become fully
functional.
The Estimated Construction Cost for the project is $3,000,000. The project is scheduled to start design immediately with final occupancy no later than June of 2011.
Firms desiring to be considered for a design commission should submit a letter indicating interest and the ability to start work immediately. The letter must be accompanied by five (5) printed copies, as well as a .pdf copy, of the following:
a) A listing of projects completed in the past five (5) years that demonstrate the team’s experience with projects of similar size, scope and nature as described above;
b) A profile of firm personnel to be involved in the project with examples of similar project experience;
c) A list of consultants normally used;
d) A list of similar projects within the state of Maine or New England, including owner’s representative;
e) Demonstrated experience in creatively maximizing budgets;
f) Demonstrated experience incorporating sustainable and green building design concepts; and,
g) A list of college and university experience and references.
To be considered, design firms must be capable of starting design work immediately following the conclusion of the selection process. Short listed firms will be contacted to participate in on-campus interviews.
The firm with which the University will sign a contract must have, on its staff, an architect licensed to work within the state of Maine and who will be required to seal all design documents.
Firms shall be required to provide all construction and record drawings for this project on electronic media (CAD) in either .dwg (preferred) or .dxf format, as well as .pdf format.
The
principal design firm selected for a design agreement will be required to show
evidence of, and maintain through the one-year project correction period
following substantial completion of the project, Professional Liability (Errors
and Omissions) Insurance through a Company licensed to do business in Maine,
with a minimum coverage per occurrence of One Million Dollars ($1,000,000).

B102 – 2007 Standard Form of Agreement Between Owner and Architect (formerly

By
Board of Trustee policy and the Governor’s Executive Order, the selected design
firm will be required to design to LEED standards where appropriate and
economically feasible.
