FM is made up of 20 different units, responsible for managing and maintaining everything from roofs to roads, power to plumbing, and more. These units have specific fields of expertise and responsibilities. Our more than 150 employees are eager to serve you using the most effective and efficient means possible. FM ASBESTOS & LEAD MANAGEMENT:
FM Asbestos & Lead Management is responsible for the maintenance, care, abatement (removal), inventorying and assessment of asbestos and lead containing building materials on campus. These naturally occurring elements, once incorporated into various building products from paint to pipe insulation for specific purposes, are regulated substances with stringent management protocols as directed by the USEPA and the USDOL. FM BUDGET & ADMINISTRATION:
Budget & Administration provides business support services that include: preparation and administration of FM operating account budgets and capital project account management; insurance claims reporting, investigation and System contact; University lease management; accounts payable/accounts receivable and financial analysis functions; payroll and human resource coordination. FM CARPENTRY:
FM Carpentry is primarily responsible for the care, maintenance and repair of common
building components such as walls, ceilings, floors and window frames. Other responsibilities include supporting minor constructions projects in consort with other FM units, designing and building fine cabinetry, designing and building specialty wood products such as information kiosks and display cases, and the installation of everything from bulletin boards to shelving. FM CUSTODIAL SERVICES:
Custodial Services is made up of 66 full-time employees responsible for the cleaning of more than 80 academic and administrative buildings across campus, constituting in excess of 2,000,000 square feet of space. Duties include cleaning offices, corridors, classrooms, bathrooms, stairs and stair towers, and laboratories. During winter months, custodians are also responsible for shoveling the walkways of their buildings out to approximately 20 feet. During summer months and breaks, custodians focus on shampooing as many carpets as possible and stripping and waxing as many floors as possible. FM ELECTRIC:
FM Electric's primary responsibility is the installation, servicing and maintenance of electrical distribution centers, underground wire-ways and transformer vaults. Other key functions include daily troubleshooting of electrical and life safety systems campus-wide and mandated life safety inspections and associated record keeping. Additional responsibilities include the installation and maintenance of approximately 7,500 electrical motors and their subordinate apparatus, i.e. exhaust fan, fume hoods, heat and ventilation units, etc, as well as all matter of repairs on electrical and refrigeration equipment utilized in labs, dining facilities, classrooms and offices. FM ENGINEERING CENTER:
The FM Engineering Center offers a wide range of services to the University community and consultants from outside the University. The primary functions of the Engineering Center include storage of original building blueprints and specifications dating back to the early 1900s, storage of property maps of all properties maintained by The University of Maine, documentation on structures and properties off-campus, and utility grid maps. Trades staff, outside engineers and architectural firms, university administrators, faculty and students all benefit from the wide range of digital information available on request. The Center has numerous resources that are employed to support a variety of needs, projects and activities. These resources include two high-grade ink jet plotters (which can plot paper copies of all our documents up to 60" long and 36" wide), a wide carriage photocopier, a wide carriage monochrome high-resolution digital scanner and a digital camera. Digging Permits are also provided by the Center and must be secured prior to penetrating the ground to avoid our extensive array of underground utilities. FM PROJECT MANAGEMENT:
The FM Project Managers are the Universities conduits through which all the information on major construction and renovation projects flows. Each FM Project Manager is responsible for maintaining communications between the University, the Architect, the Contractor and the primary end users. Advertising for bids, contractor coordination, mediation, document management, shop drawing approvals, building committee meetings, contract closeouts, change orders and payment control are a few of the duties of the Project Manager.  e-mail bill.charland@umit.maine.edu. » Top     Meet Project Managers
 
FM GARAGE:
FM Garage is responsible for the care and maintenance of University vehicles, ranging from sedans to dump trucks. FM Garage is also responsible for the maintenance and repair of various pieces of special equipment, such as lawn mowers, agricultural equipment, and the Zamboni. FM Garage has four specific areas of responsibility that include auto refinishing and cleaning, garage service, auto repair and technology, and auto-body and fabrication. FM GROUNDS:
FM Grounds is responsible forlawn care, lawn maintenance, snow plowing, snow removal, and sanding. Other responsibilities include litter pickup; various support services for special events, such as the set up of tables and chairs; and trench digging for pipes and foundations. FM HVAC:
FM HVAC's staff of nine people manage, control, and deliver all steam to the campus from its origin at the steam plant to its destination where it heats rooms, cooks food, sterilizes in autoclaves, and heats the domestic hot water in most campus buildings. FM HVAC maintains over 5 miles of underground steam piping and 105 steam pits, with their associated steam valves, traps and expansion joints. FM HVAC also maintains condensate return pumps, more than 8,000 steam traps, 6,000 thermostats and valves, 200 air handling systems and all temperature control systems. There are 56 campus buildings with HVAC management systems run by one of two different EMS systems, the Honeywell Excel 5,000 and the Johnson Controls Metasys. The FM HVAC welding staff primarily maintain steam lines, but also other welding services in support of other campus activities, programs and trades. FM LANDSCAPING:
FM Landscaping's staff are primarily responsible for the planting, maintenance and care of hundreds of flowerbeds and thousands of shrubs and trees. FM Landscaping is also responsible for assisting FM Grounds with lawn care and related maintenance activities. In the winter months, FM Landscaping assists with snow plowing, snow removal and various other activities in support of numerous FM units and projects. FM LOCK:
FM Lock is responsible for the maintenance of all hardware within the doorframe. FM Lock is also responsible for the maintenance and care of card access systems that are not MaineCard related. Other assorted locks that FM Lock can assist with include, but are not limited to, file cabinet locks, safe locks, display case locks, desk locks and padlocks. Should you be experiencing a problem with you key and/or lock, report it as soon as you notice the problem to prevent lock and/or key damage. FM MINOR MAINTENANCE:
FM Minor Maintenance is responsible for all maintenance and repair work in facilities managed by Student Auxiliary Services' Housing and Dining Services. FM Minor Maintenance employs one Electrician, one Plumber, two Painters and four Carpenters. Minor Maintenance also maintains a furniture repair shop at FM to repair and refinish University furniture. FM PAINT:
FM Paint employs ten painters, two of whom are dedicated to Student Auxiliary Services for work in residence halls and apartment complexes, administrative areas and dining facilities. Painting walls, ceilings, furniture and various other pieces of equipment and building components is the primary function of FM Paint. Other responsibilities include window repair and replacement (to include the greenhouses) and sign making that includes all matter of building signage, event signage and sign boards around campus. FM PLUMBING:
FM Plumbing's staff are responsible for all underground piping systems for water, sewer, gas and storm drains. Within buildings, FM Plumbing also maintains and tests life safety equipment such as emergency eyewash stations and showers, backflow preventers and sprinkler systems. Additionally, FM Plumbing installs such equipment as gas piping, water piping, air and vacuum piping and sewer piping. FM ROOFING:
FM Roofing has a staff of three personnel that are responsible for the maintenance of more than 1,500,000 square feet of roofs. These roofs are made of rubber, PVC, slate, asphalt shingles, assorted types of metal, and tar and gravel. FM's roof maintenance program combines annual inspections, short and long term budgeting, action plans, and maintenance agreements with outside contractors to perform work that our in-house staff is not equipped or staffed to undertake. The program provides for emergency repairs, proactive maintenance, and roof system enhancement. This program has dramatically reduced the number of calls for roof leaks, but there is no way to totally eliminate them. FM Roofing regrets any inconvenience or damage caused by a roof leak. FM STEAM PLANT:
The FM Steam Plant provides steam heat to more than 80 buildings on campus. The plant produces 320,000,000 pounds of steam per year with peak loads of 110,000 pounds of steam per hour. The plant burns more than 2,688,000 gallons (64,000 barrels) of #6 fuel oil per year. The plant is equipped with five B&W FF boilers, of which three are rated at 64,000 pounds/hour and two are rated for 30,000 pounds/hour. Most of the plant's machinery is driven by steam turbine. Natural gas is presently being added to one of the five boilers, which is anticipated to use some 227,000 Decatherms per year. The FM Steam Plant employs 11 personnel that staff the facility 24 hours a day, year round. An additional responsibility of the FM Steam Plant is managing the ice making equipment at Alfond Arena. SUSTAINABILITY PROGRAM:
The University of Maine's Sustainability Program encompasses all matters relating to waste management and recycling, energy conservation, water conservation, and more. It also includes The Depot Recycling & Redemption Center. The University's Sustainability Officer, Scott Wilkerson, will be working diligently with the campus community over the upcoming months to prepare the University's Sustainability Plan for President Hoff for June '02. FM WORK CONTROL:
Work Control is the communication center for FM. Work Control is the contact point for requesting FM related work and services, reporting maintenance issues, checking on the status of work, and finding out about campus maintenance schedules such as power outages, snowplowing and traffic delays and detours. Work Control also functions as a dispatch for all FM personnel, is responsible for building access control, and serves as a point of contact for on-site contractors. Work Control is staffed from 7:00 AM to 5:00 PM Monday through Friday and can be reached by dialing 581-4400. FM WORKER HEALTH & SAFETY:
FM employs over 150 skilled professionals filling trade positions such as Painters, Electricians, HVAC Technicians, Construction Supervisors, Heavy Equipment Operators, Custodians, and many others.
