Maintenance Services


Property Management Maintenance Truck

Property Management’s Custodial Services cleans common areas including lounges, hallways, bathrooms and recycling rooms in each of the residence halls.  Custodians transport recyclables; maintain cleaning supplies and materials; monitor and report maintenance or damage issues; clean and replace furniture in common areas; and change light bulbs and clean drains in common areas.  The custodial staff is trained in biohazard clean-up and use environmentally-friendly cleaning practices. 

Hours of Operation

Custodial services are available for routine service to the residence halls five days per week and to dining facilities seven days per week.  The Custodial Services office hours are 6:00 a.m. to 2:30 p.m. However, Property Management custodians are on campus 3:00 a.m. to 4:30 p.m., Monday through Friday.

Biohazard Clean-Up

Simply put, biohazards are biological materials—including bodily fluids—that present a risk or potential risk of exposing humans, animals or the environment to blood-borne pathogens. 

Custodial staff are trained in the proper handling of biohazard clean-up but are responsible only for addressing spills that occur in shared public spaces. 

Students discovering a spill of bodily fluids in a public space, such as the bathroom or lounges, should not attempt a clean up but immediately contact a Resident Assistant, who will report the spill for clean up.

Students are required to clean up spills of their own bodily fluids that occur in private rooms. Custodial staff will assist only in extreme cases—such as severe illness—and the resident student may be charged an additional fee for this service.

Snow Removal

Custodial Staff members are responsible for keeping the buildings that Property Management services free of snow and treated for ice within 10 feet of the building. Property Management works closely with the office of Facilities Management to keep the rest of campus clear of snow including the sidewalks, roads and parking lots for the buildings serviced by Property Management.

University Park Snow Removal

  • During and after a storm, the roads will be plowed by large snowplows.
  • Once main roads are cleared, walkways and parking spaces will be plowed.  Resident cooperation is needed to move vehicles when plowing takes place.
  • Vehicles may not be left in the road at any time, as this will interfere with plowing. Any vehicles left in the road may be towed at the owner’s expense.
  • Vehicles not in use during the winter months may not be left in University Park lots.
  • Shoveling walkways outside each apartment is the responsibility of residents
  • If a resident discovers areas of the Park that require sanding, please call the Maintenance Shop at 207-581-6903 or Public Safety at 207-581-4040, if after hours.

Painting Residence Hall Public Areas

Hall government groups may request approval to paint a public area mural representing a particular community. Please contact Property Management at 207-581-4444 for approval.
